Planning permission has been granted for this 244-bedroom PBSA student accommodation scheme in Southwark. Construction is set to begin later this year, with completion scheduled for the summer 2027 student intake.
This development, located in a highly constrained brownfield site, will feature student rooms and communal spaces designed for both study and social activities. Additionally, the site's three railway arches will be transformed into commercial spaces for independent and local businesses.
The Elephant & Castle location presents several design and construction challenges due to its compact footprint, proximity to a Thameslink Railway viaduct, and being bordered by two highways.
Collaborating with the design team, we are developing a 24-storey, slender tower using high-quality materials. The building will feature cantilevered upper stories to maximize site density and incorporate an RC concrete frame with unitized brick slip panels and powder-coated aluminum windows. The interior will boast high-quality finishes, FF&E, bathroom pods, and peak loop heating/cooling systems to mitigate overheating risks.
Our extensive experience in developing PBSA schemes on challenging central London sites has allowed us to influence design efficiency, logistics planning, and support negotiations with Network Rail. We played a crucial role in planning for changes in Building Regulation policy and managing the program for the Building Safety Act introduced during the design phase.
