Marble Arch
We provided advice on all aspects of Rights of Light for the development of 1-4 Marble Arch in Central London.
With its prominent location opposite Marble Arch, the building is situated within The Portman Estate. This redevelopment of a 1930s mixed use building paired with the former Great Cumberland Hotel forms a sensitive backdrop to the Grade 1 listed Marble Arch.
The building was originally designed for housing above shops but was soon converted to offices. The new proposals provide a mix of uses, with retail at the western end of Oxford Street.
Plans drawn up by architects AHMM include new shopfronts inserted into the existing façade. The rest of the façade will be retained and extended to accommodate an additional office floor.
Any changes were designed to be in harmony with the existing buildings design. The internal structure will be replaced, allowing for the creation of approximately 5,000 sqm of flexible high-quality office space over seven floors. The structural changes also allow the use of the basement level. This will further extend the potential retail space for a large flagship store.
