Mazarin House
We provided Party Wall advice for the new build development of a block of 6 two-bedroom flats at Mazarin House in Woodford Green.
Party Wall advice was required as the design for Mazarin House optimised the use of space on a constrained site.
The project utilised digitally fabricated timber structure and set high standards of sustainable design. In response to the mixed urban setting surrounding the site the building was designed to be seen as a hybrid between a block of flats and a detached townhouse.
This hybrid design was achieved by combining the density of a block of flats with the massing and proportions of a detached house. The width of the front façade was matched to the adjacent houses. The roof profile echoed the double-bay fronted properties found nearby.
The construction needed to achieve high standards of ecological design. This was due to the clients' requirement to achieve Code for Sustainable Homes Level 4.
Each of the 2 bedroom, 2 bathroom duplex apartments has a spectacular double height living space with generous, south-facing glazing and French oak flooring, the living spaces lead onto extensive balconies. Upper levels of the duplexes provide a luxurious master bedroom suite with a private balcony and ensuite bathroom. All the apartments are fitted with a bespoke Into the kitchen. The distinctive timber clad structure is set within its own landscaped gardens with allocated car parking at the front.
