Flood Damage Enterprise House

Remediation of internal flood damage over four floors of this Birmingham office building at Enterprise House in Edmund Street

An internal flood led to significant internal damage over 4 floors.  Our Building Consultancy team were appointed by the landlord to remediate the damage as soon as possible and limit business disruption to occupiers.

The works were complicated by the need to decant tenants to allow the works to be undertaken. An added complication was the Covid-19 lockdown that occurred whilst works were on site.

Services

We were appointed to act for the loss adjuster and the landlord. Following our appointment we went on to negotiate a fixed price for the works with a client approved contractor.

The works that were required comprised the strip out and replacement of partitions and finishes. We also had to undertake testing and repairs to mechanical and electrical services. 

Within 3 weeks of the incident, the scope of works and costs had been agreed with the loss adjuster and the contractor had started on site.

The works were prioritised to accommodate occupiers requirements.  Completion took place within 6 weeks including some interruption and disruption due to Covid 19.
