North London's Woodberry Down is an innovative Regeneration Project which, once complete, will feature over 5,500 new homes set in 64 acres adjacent to the spectacular natural surroundings of two existing reservoirs and Finsbury Park, all within a short distance of Central London and the City.

It is a sustainable development committed to the natural environment and energy conservation, enhancing the area's abundant wildlife.

Daylight & Sunlight Woodberry Down

Master planning for Woodberry Down has focused on creating a sustainable community, with large and improved public open spaces as well as impressive new community facilities.

Woodberry Down is a 30 year regeneration being delivered in partnership between the London Borough of Hackney, Notting Hill Genesis and Berkeley Homes.

The latest phase is set to deliver 584 sustainable new homes, including 117 social rented and 126 shared ownership.

History of Woodberry Down

In 1934, despite powerful opposition, the London County Council compulsorily purchased all of Woodberry Down and the construction of an ‘estate of the future’ began after the Second World War. By the time the project was completed in 1962, 57 blocks of flats had been erected on 64 acres of land.

The 2,500 homes had a mix of deck access and lobby access, with the majority being two- or three-bedroom flats. Woodberry Down school (since closed) became one of Britain’s first purpose-built comprehensives in 1955.

As with some other utopian schemes of a similar nature, Woodberry Down became a flawed place in which to live, with an array of characteristic inner-city issues. There were few amenities and the flats suffered from water penetration and other structural problems.

The ongoing regeneration plan is providing new and refurbished housing and aiming to improve the life chances of residents.
