Daylight & Sunlight Thameside West

We provided advise on all aspects of Daylight & Sunlight for the Thameside West development in east London.

The riverside development will play host to more than 5,000 new homes, multiple new retail spaces, a new school, a new nursery, spaces for creative industries as well as a new London parkland.

The development will be delivered by Keystone London in a joint venture with the GLA. Keystone are working closely with TFL to buid a brand new DLR station for the site. There are also plans for a new river crossing for London - the Silvertown tunnel.

Site Constraints

The development of Thameside West is constrained by the City Airport flight path which limits the height of buildings on the site. The Emirates Airline disembarks at the site's edge, creating a no build zone at its center. Below ground is the Jubilee line and a road tunnel, and the DLR weaves its way over half the site, further restricting development.

Daylight Sunlight Thameside West

We provided initial daylight and sunlight advice for the pre-app stage of this development. This is followed by a full assessment for the planning permission which included daylight and sunlight impact on neighbours and overshadowing analysis for in excess of 20 amenity areas and parks in the vicinity. This analysis was reported within an ES chapter for submission with the planning application.

Alongside the ES chapter, we also provided full light within analysis for both the detailed and outline blocks. This entailed undertaking daylight and sunlight analysis for the detailed blocks and façade mapping for the outline blocks. We also carried out a planning cutback for the impact on neighbours to help the architects understand which parts of the schemes were impacting neighbouring properties.
