Panoramic Building Project Management

Our Project Management team worked with the client to deliver the successful remediation works to replace the cladding of the Panoramic Building.

The Panoramic Building is a former cinema which was converted in 2005. The building is now mixed use with apartments situated above a Marks & Spencer Food Hall and other shops and cafes.

Situated on Pond Street, Hampstead, the Panoramic is a 12 storey building. At approximately 36 metres in height it qualifies as a higher risk building under the Building Safety Act. Following a cladding inspection remediation was deemed to be required in order to comply with the requirements of PAS9980 and the Building Safety Act.

The property was constructed using a concrete frame with terracotta tile and render cladding. The Anstey Horne cladding remediation team were brought in to project manage the removal and replacement of the existing external wall cladding and associated insulation. The work will ensure the building complies with a minimum B1 EWS1 Certification.

Panoramic Building Project Management

Our project management team are working with the Client to deliver their brief and ensure the remediation scheme is delivered on time and within budget. We prepared the project execution plan, all tender documentation and attended all progress meetings with the wider design team.  Our role was instrumental in coordinating all parties, ensuring risks are managed and tracking the project on both cost and programme.

The Panoramic building runs along two major routes with multiple commercial freehold units adjacent to the site and the Royal Free Hospital positioned to the south and west of the building.

Of particular sensitivity from a neighbourly matters perspective was the proximity of the Hospital. The buildings access and loading bay bordered the remediation works for instance. To ensure the required access for works whilst minimising the impact on the Hospital and other neighbouring properties our Party Wall team were brought in. They secured the necessary access arrangements and ensured all legal obligations were met, so as to ensure the work progressed without delay.
