Daylight and Sunlight

For many years, we have provided specialist advice on daylight, sunlight and overshadowing matters, with a breadth of experience and expertise arising out of many hundreds of cases, including numerous planning appeals and inquiries.

In recent years, we have seen local planning authorities place greater importance on potential daylight, sunlight and overshadowing issues that may arise through building proposals. The assessments review the impact on adjoining properties and amenity spaces, but also the quality of daylight and sunlight within new residential developments. 

We also specialise in solar glare/solar dazzle, and light pollution which is generally required for large developments that require an Environmental Impact Assessment (EIA). In addition, we provide advice on internal daylight quality in relation to assessments under BREEAM and the Code for Sustainable Homes.  

For town planning, most local authorities adopt the recommendations of the Building Research Establishment (BRE) in their Site Layout Planning for Daylight and Sunlight – A Guide to Good Practice (2011). We are very familiar with this BRE guide and have a deep understanding of its application and the way in which it is interpreted by a wide range of local authorities.

We are able to provide a range of services in this area, from preliminary risk assessments and design advice, to full technical computer studies using our specialist bespoke software, all tailored to suit the specific needs of our clients throughout the planning application process.
